CCTV drainage survey set up on a commercial site with barriers – Central Scotland

Pre-acquisition & dilapidations surveys in Glasgow, Edinburgh & Central Scotland

A building survey of a commercial property looks at what can be seen. The drainage underneath is usually excluded, yet repairs to collapsed, root-infested or misconnected drains on a yard or estate can run well beyond the cost of the survey. A CCTV drainage survey before you commit puts those costs on the table while there is still room to negotiate.

We survey drainage on industrial units, trade counters, offices, retail and hospitality premises across Central Scotland for buyers, investors, landlords, tenants and the building surveyors and solicitors acting for them.

Find out more about our PAS128 utility surveys, GPR surveys, topographical surveys and drainage surveys across the UK on the main Ambler Group website.

Pre-acquisition drainage surveys

For buyers and investors, the survey confirms the condition of the drainage serving the property, what it connects to, and whether there are defects that will need repair. Each defect is graded and located with photographs and footage, so your building surveyor or cost consultant can price remedial works and your solicitor can raise them with the seller.

  • Condition of foul and surface water drainage before you commit
  • Graded, located defects with photographic evidence
  • Confirmation of connections to the public sewer
  • Clear recommendations your advisers can price

Lease start and schedules of condition

At the start of a lease, a drainage survey forms part of a schedule of condition. It records the state of the drainage when the tenant takes it on, which protects the tenant from being asked to repair existing defects at lease end, and gives the landlord a clear baseline.

Dilapidations and lease-end surveys

At lease end, drainage is often a contested item. A survey gives surveyors on both sides objective evidence: what defects exist, how serious they are and, compared with any schedule of condition, whether they arose during the tenancy. Our reports are written to be understood by surveyors, solicitors and tenants, not just drainage engineers.

Pre-acquisition & dilapidations surveys in Central Scotland | Frequently Asked Questions

Q1: Is drainage included in a commercial building survey?

A: Usually only at surface level, such as lifting a few covers. The condition of the pipes themselves needs a CCTV drainage survey.

Q2: How quickly can you survey before a purchase deadline?

A: Tell us the deadline when you send the property address and plan. We schedule around transaction timescales wherever we can and confirm a date with the quote.

Q3: Can the report be used in dilapidations negotiations?

A: Yes. Each defect is graded, located and backed by photographs and footage, which gives both parties objective evidence.

Q4: Do you need access to the inside of the building?

A: Sometimes. Internal chambers, rodding eyes and soil stacks may need access. We will confirm what is needed when we review the plan.
