Scottish Water vesting surveys in Glasgow, Edinburgh & Central Scotland
In Scotland, new sewers built by a developer do not become Scottish Water’s responsibility until they vest. Scottish Water’s request to vest sewers asks for supporting information that includes a CCTV survey showing the sewers are defect free and manhole survey cards, alongside the legal and technical requirements set out in its vesting policy and Sewers for Scotland.
Ambler Group carries out CCTV surveys of new sewers and records the manholes on developments across Central Scotland. Surveying before your formal submission lets you find and fix defects first, rather than waiting for them to hold up vesting.
Find out more about our PAS128 utility surveys, GPR surveys, topographical surveys and drainage surveys across the UK on the main Ambler Group website.
Contact usWhy survey before you request vesting
New drainage is often damaged after it is laid: by follow-on trades, plant movements, settlement or construction debris washed into the system. Typical findings include debris and concrete in pipes, displaced or open joints, deformation in plastic pipe, poor connections, backfall and standing water. Any of these can stop sewers being accepted.
A pre-submission survey gives you a defect list while contractors are still on site and retentions are still held. Once remedial works are done, the affected lengths can be resurveyed so your submission is based on clean results.
- Find defects while contractors and retentions are still in place
- Clean and survey runs so the footage shows the pipe, not the silt
- Resurvey remedial lengths to confirm the fix
- Record manholes ready for the survey cards
- Keep the vesting programme on track for handover and sale
What we survey and record
We survey the foul and surface water sewers shown for vesting, lift and record each manhole, and provide footage, a graded report and a plan referencing the sewers to your drainage layout. Where needed, lines are jetted first so the camera has a clear view.
Scottish Water sets the format and standard it will accept and updates its guidance from time to time. Tell us your Scottish Water reference and any specific requirements when you request a quote, and we will confirm the survey and reporting format before we attend.
Pre-handover surveys on commercial schemes
The same survey is valuable on commercial and industrial schemes where the drainage remains private. Surveying before practical completion protects the client, gives the contractor a clear snag list, and provides the as-built record for the O&M manual and health and safety file.

View areaScottish Water vesting surveys in Central Scotland | Frequently Asked Questions
Q1: Does Scottish Water require a CCTV survey before vesting?
A: Scottish Water’s request to vest sewers lists a defect-free CCTV survey and manhole survey cards among the supporting information. Always check the current Scottish Water guidance for your application, as requirements can change.
Q2: When should we survey new sewers?
A: Ideally once the sewers are complete and the site is clean, but before contractors leave and before you submit your request to vest. That leaves time to fix defects and resurvey.
Q3: Can you clean the sewers before surveying?
A: Yes. We can jet and clean runs first so construction debris does not hide defects or prevent the camera passing.
Q4: Do you survey private drainage on commercial schemes too?
A: Yes. Pre-handover CCTV of private drainage on commercial and industrial schemes is a regular part of our work.
